Foreclosure Manager

Portfolio Operations

Foreclosure Manager — Job Description

Position summary

Title: Foreclosure Manager

Department: Portfolio Operations

Reports to: Chief Operating Officer

Openings: 1

Type: Full-time

The Foreclosure Manager turns unredeemed tax liens into clear title. The role runs the foreclosure and tax deed pipeline across a multi-state portfolio, owns every statutory notice and filing deadline, and manages outside counsel by state. Each case ends with a clean handoff to the REO Manager once title vests.

Key responsibilities

1. Run the foreclosure and tax deed pipeline. Decide with the COO which liens to take to foreclosure or deed application, open each case, and move it through every stage to judgment or deed.

2. Own statutory deadlines. Maintain the compliance calendar of notice periods, filing windows and redemption expirations by state, and make sure nothing is missed. A missed deadline can void a lien.

3. Manage notice and service. Order title searches, identify all interested parties, and confirm notices are sent, published and served as each state requires.

4. Coordinate counsel by state. Engage and direct local foreclosure attorneys, review their work, track costs against budget, and hold them to agreed timelines.

5. Handle redemptions during foreclosure. Work with the Redemptions Manager when an owner redeems mid-case, so payoff amounts include recoverable costs and the case closes cleanly.

6. Hand off to REO at title vesting. Deliver a complete file (deed, title work, judgments, occupancy and property condition notes) to the REO Manager.

7. Report on the pipeline. Give the COO a monthly report on cases by stage, aging, costs and expected deed dates.

Qualifications

Required

• 3+ years in tax lien foreclosure, tax deed, mortgage foreclosure, default servicing or real estate litigation support.

• Working knowledge of foreclosure or tax deed procedures in at least one state, and the ability to learn others quickly.

• Experience managing outside counsel and title vendors.

• Strong deadline management across many cases at once.

• Advanced Excel or Google Sheets skills.

Preferred

• Multi-state tax lien foreclosure experience, especially in judicial foreclosure states such as New Jersey, Florida or Maryland.

• Paralegal certificate or legal background.

• Bachelor’s degree in finance, real estate, business or a related field.

How success is measured

• Zero missed statutory notice, filing or redemption-period deadlines.

• Cases move from filing to judgment or deed within the expected timeline for each state.

• Legal costs per case within budget and recovered where state law allows.

• REO handoffs arrive complete, with no missing title documents.

• Monthly pipeline report delivered on time.

10. Days 61–90: deliver a pipeline review covering cases by stage, aging, cost per case and upcoming deadlines, with recommendations.
