Area Manager — Job Description

Position summary

Title: Area Manager

Department: Primary Acquisitions

Reports to: Primary Acquisitions Lead

Openings: 1

Type: Full-time

The Area Manager finds and buys the right tax liens in an assigned group of states and counties. The role researches counties and parcels, prepares bid lists, and executes purchases at tax sales, within the strategy and pricing set by the Primary Acquisitions lead. Each sale ends with a clean handoff of tax sale results to Portfolio Operations.

Key responsibilities

1. Research counties and markets. Track sale calendars, statutory rates, redemption periods, bidding methods and historical redemption rates for each county in the territory and recommend where to participate.

2. Research parcels. Pull assessor and tax data for each parcel offered, check property value, improvements, use and condition, and screen out liens with poor collateral or known problems.

3. Build bid lists. Score and rank parcels and prepare the bid list and pricing for each sale within the limits and strategy set by the Primary Acquisitions lead.

4. Execute purchases. Register for sales, manage deposits and bidder requirements, and bid in person or online, directly or through approved sale agents.

5. Manage post-sale settlement. Confirm purchases, reconcile what was won against the bid list, and make sure the right form of payment is made ahead of the deadline.

6. Hand off to Portfolio Operations. Deliver new purchase data to the Tax Lien Admin Team for recording, complete and on time.

7. Report results. Report each sales result (liens won, amount deployed, average rate and win rate) and recommend changes for the next sale.
